Homes Brian Newman They’ve worked together so long they can finish each other’s sentences. Brian Newman and Bob Propst are the construction managers for Arc-Tek Homes, a new division of J.A.Snyder Entities. Brian and Bob are in charge of building the new headquarters building for Arc-Tek, Snyder, and Lake Anna Island Realty on New Bridge Road at Lake Anna Combined, they have sixty years of experience in all phases of commercial and residential construction. They were both inspired to enter the business by grandfathers who were contractors and they both headed their own companies before teaming up with JASE.
But we’re not talking duplication of effort here. Brian oversees the subcontractors and specialists who perform specific tasks on a project. He’s the one who takes the blueprints home at night and looks for anomalies in the plans. “I have to make field revisions when the architect or designer asks for something that won’t quite work. But I also look at building with an eye on what a project will cost. If there’s a way to save money without cutting corners, I’ll find it.” Bob specializes in site work – he’s first on the scene and takes charge of site management, soil work, and grading the perfect location for construction. He says he sometimes tastes a pinch of soil to see what kind of dirt he’s dealing with. “You can tell a lot from picking up a handful of soil. If it stains your hand, it’s too wet to build. If it smells too much like decaying plants, the ground will be too soft. Taste a bit of it and you can tell the difference between silty sand and sandy silt. That has serious implications for a foundation.” The construction managers agree on one thing. They have, at one time or another, done all the jobs in constructing a building. Brian started as masonry tender, running wheelbarrows of mortar up wooden planks. Bob started building spec homes when he left the Marine Corps. They joined Snyder almost two years ago and were dispatched to Virginia to handle the multi-million dollar Cutalong development in Louisa County. Since they’ve done just about all the jobs on a project, they know how to work with their top flight subs to build almost anything.. “You have to wear many hats when you’re in construction management and that gives you skills to evaluate workers. You can tell a lot about a person when you see how he or she puts on a tool belt,” says Bob. Brian takes a less Zen-like approach to projects and is quick to point out he doesn’t taste dirt. “Still,” he says, “A lot of builders will tell you that a condo, a town house, an office building all come down to four walls and a roof. But we know it’s more than that: we’re making dreams reality.” |
